Northwestern Memorial HealthCare (NMHC), a prominent academic medical center and healthcare system, manages a diverse real estate portfolio of over one hundred properties in Northeastern Illinois. To efficiently and effectively manage asbestos-containing materials (ACM) within these properties, NMHC enlisted the expertise of Specialty Consulting, Inc. (SPC). The project also aimed to develop an electronic database system for real-time tracking of asbestos inventory and associated costs.
SPC's project team, led by a Certified Industrial Hygienist (CIH), collaborated with NMHC representatives from the Real Estate Office, Safety Office, Construction Office, and Information Technology. Together, they developed an electronic drawing and database system to monitor asbestos inventory and costs. The project included several key activities.
SPC assisted in the development of NMHC’s corporate policy for managing ACM, ensuring compliance with EPA, OSHA, and IDPH regulations. They established ACM documentation standards in line with AHERA and CDB asbestos protocols. The team designed and implemented an electronic asbestos drawing and database system for real-time tracking of asbestos and associated remediation and maintenance costs.
Additionally, SPC conducted asbestos surveys of three large downtown buildings, documenting ACM locations, quantities, and conditions, and developed an electronic Asbestos Management Plan for each building. SPC also assisted NMHC in creating Request for Qualification documents to hire regional environmental consultants and analytical laboratories for future asbestos inspection work, following the inspection and reporting protocols developed by SPC.
This comprehensive approach ensured NMHC's properties were managed safely and compliantly, aligning with their vision for efficient asbestos management.
